Rates and fees are set deal-by-deal based on factors like leverage requested, property type, experience, and overall risk. We do not publish a flat rate because it would not be accurate for most borrowers. You'll receive a specific breakdown as part of your quote — clearly marked as conditional until underwriting is complete.
Documentation requirements vary by loan program and by the specifics of your deal. Typical items can include entity documents, a purchase contract or property information, a scope of work for renovation projects, and proof of funds for your portion of the deal. We'll provide a specific checklist once we understand your transaction.
For loans that include a renovation or construction budget, funds for that portion are typically released in stages (draws) as work is completed and verified, rather than all at closing. Exact draw procedures, inspection requirements, and turnaround expectations will be documented in your loan agreement.
Valuation requirements depend on the loan program and the deal. Some transactions may rely on an appraisal, others on a different valuation method. We'll confirm what's required for your specific loan during the quote process.
Whether an extension fee applies, and how much it would be, depends on your loan agreement and the reason for the extension. Any such fee would be disclosed in your loan documents — ask your loan specialist before you close if this is a concern for your timeline.
